Q: What if I’m behind on my payments or facing foreclosure?
A: There are a few options. If you’ve not received a notice of default yet, since we can close quickly, we can make your back payments for you when we pay off the loan and that will clear that up.
If you’re in pre-foreclosure already, it’s best we talk through your situation since depending on where you’re at in the process, that will depend on the solution.

If we agree on the price, someone from our company will set up a time to look at the house with you and confirm the condition is as described. If we all decide to move forward, we write up a simple agreement for sale and we start the closing process immediately. We can usually close in as fast as 7-10 working days or whatever works for your schedule if you need more time. It’s a simple process. There aren’t multiple showings, you don’t have to clean up the house or stage it and then wait for an offer to come in, which could take 30-60 days (or more in some markets).

A: That depends on the current market conditions and your house. We have a shortage of quality housing for rent or for sale in the Santa Ynez Valley. In some instances, we’ll buy your house, refresh it and rent it to a local family in need of a great house. In other instances, if it doesn’t make sense to rent it, we’ll refresh it and then sell it to someone looking for a move-in ready house.
